Guest policies
Please review these policies before booking. We are happy to answer questions before payment and at check-in.
Rates and payment
| Room category | Nightly | Weekly | Monthly, prepaid |
|---|---|---|---|
| Standard rooms, including accessible rooms | $65 | $300 | $1,100 |
| Two king suites | $95 | $325 | $1,200 |
| King Jacuzzi room | $120 | $450 | $1,500 |
All room rates exclude applicable taxes. Taxes are added separately. Monthly stays may start on any day and renew on the same date the following month. If that date does not exist, renewal falls on the last day of that month.
Cash, debit cards, and credit cards are accepted. Renewal payment is due before the current paid stay expires. Without renewal payment, guests must check out. Failure to leave may result in management contacting law enforcement or security for assistance. Guests may also be trespassed from the property.
The base rate includes two people. Maximum occupancy for every room type is three guests: up to two adults and one child. Infants count toward the three-guest limit. Children under four stay free. For guests age four and older beyond the two included guests, the additional-person charge is $25 per person per night for daily stays, $25 per person per week for weekly stays, or $50 per person per month for monthly stays.
Check-in, checkout, and late arrivals
- The person booking and checking in must be at least 21 and present valid state- or government-issued photo identification.
- Check-in begins at 3 p.m.; checkout is at 11 a.m.
- Front-desk hours are 8 a.m. to 11 p.m. daily.
- Arrivals after 11 p.m. require arrangements with the front desk at least 24 hours before arrival.
Strict cancellation policy
Refunds of prepaid room charges depend on the time remaining before scheduled check-in:
| Cancellation timing | Refund |
|---|---|
| More than 48 hours before check-in | 100% |
| More than 24 hours through exactly 48 hours before check-in | 50% |
| 24 hours or less before check-in | None |
No-shows and early departures receive no refund of prepaid room charges. The refundable security deposit is separate from these room-charge refund rules.
Guests lawfully ejected under Kansas hotel law for nonpayment, violation of posted lawful motel rules, or other grounds authorized by that law forfeit prepaid room charges, including payment for unused nights, to the extent permitted by law. The security deposit remains subject to the separate deposit and damage policy.
Guests are responsible for reading the policies before booking and asking management about anything unclear. Policies will be provided before payment and at check-in.
Security deposit, missing items, and damage
A $100 security deposit is required. It is refundable after checkout inspection, less applicable damage, missing-item, and unpaid incidental charges. Any refundable balance will be released immediately after inspection. Card refunds or hold releases may take additional time to appear, depending on the bank.
Missing or guest-damaged motel property, including blankets, towels, other linens, appliances, and furnishings, may result in reasonable, documented repair or replacement charges. Normal wear and tear is not charged.
The stated item charges are:
- Missing or tampered-with smoke detector: $60.
- Missing or guest-damaged remote: $20.
Tampering with smoke detectors or their batteries is prohibited. Charges will be itemized and deducted from the deposit, with any remaining balance refunded. The same loss will not be charged twice as both an item charge and a separate replacement charge.
The deposit is security, not a limit on responsibility for documented damage costs. Costs exceeding the deposit remain payable by the responsible party. Additional card charges require appropriate authorization and handling under the applicable payment-provider rules.
Charities or placement groups
For stays arranged by charities or placement groups, a separate written agreement will identify who accepts responsibility for room charges and documented damage costs, including costs exceeding the security deposit. Damage claims will be supported by photographs and an itemized account of charges. Arranging a stay does not, by itself, establish that the organization accepted liability.
Smoking
Smoking is permitted only in the twelve designated smoking rooms or outdoors at least fifteen feet from entrance doors. All other guest rooms and indoor common areas are non-smoking. Entrances and walkways must remain clear. Cigarette waste must be disposed of properly.
Smoking in a non-smoking room may result in lawful ejection from the property. Reasonable, documented smoke-removal, additional cleaning, or repair costs will be deducted from the security deposit, up to the full deposit amount. Guests remain responsible for documented costs exceeding the deposit. This is not automatic forfeiture of the deposit solely for a rule violation.
Pets
A maximum of two pets is permitted per room. Fees are charged per pet according to the stay type:
| Stay type | Fee per pet |
|---|---|
| Daily | $25 per night |
| Weekly | $25 per week |
| Monthly | $50 per month |
Guests are responsible for promptly picking up and properly disposing of their pets' waste. Failure to comply may result in termination of the stay, subject to applicable law.
Service animals
Service animals are welcome without pet fees or additional animal deposits. They must be housebroken and under their handler's control.
If an animal is not housebroken, or is out of control and the handler does not take effective corrective action, management may require the animal's removal. The guest must still be offered the opportunity to stay without the animal present.
Guests remain responsible for damage on the same basis as other guests. No service-animal registration, certification, medical records, or training demonstration is required. No routine cleaning charge is imposed simply because a service animal stayed.
When the dog's service role is not obvious, staff may ask only whether it is required because of a disability and what work or task it has been trained to perform. Staff may not ask about the nature of the disability.
Visitors and conduct
- Visitors must leave by 10:30 p.m. Registered overnight guests may come and go.
- No loud music, loud parties, or other disruptive noise after 10 p.m.
- Illegal drug use is prohibited. Excessive alcohol use resulting in unsafe or disruptive conduct is prohibited.
- Rule violations may result in termination of the stay, subject to applicable law.
Extended-stay cleaning, linens, and trash
Extended-stay guests are responsible for routine room cleaning; routine in-room housekeeping is not provided.
Used sheets and towels may be exchanged for clean ones twice weekly. Guests must turn in the used items to receive replacements.
Guests are responsible for removing room trash. Garbage bags are available from management or housekeeping.
Unsanitary conditions found during inspection will receive a warning. Guests have 24 hours to correct the conditions. Failure to correct them, or a second violation, may result in termination of the stay, subject to applicable law.
Management entry
Management reserves the right to enter rooms for housekeeping, maintenance, safety inspections, and emergencies. Staff will knock and announce themselves before entry, except where an emergency makes that impractical. “Do Not Disturb” signs do not prevent necessary entry.
Parking and vehicles
On-site guest parking is free.
Management will contact law enforcement about non-operational or abandoned vehicles. Towing may follow tagging and the applicable notice requirements.
